1. What is the payment schedule?
    10% down at contract
    20% at groundbreaking
    30% at fifth floor slab
    40% at closing

  2. Is financing available?
    Yes, Costa Rica has traditional mortgage banking services. Banco Nacional, HSBC, Citibank, Scotia Bank and Deutsche Bank are just some of the local lenders. We work closely with several banks and will assist buyers in finding the financing that best fits their needs.

  3. How much are the closing costs?
    Closing costs are 1.25% of the transaction and are split 50:50, as is customary in Costa Rica.

  4. What are the projected annual property taxes?
    Annual property taxes are 0.25% of the value of the property (purchase price).

  5. What are the projected condo association fees?
    The monthly fee will vary based on the size of the residence, and generally runs much less than the monthly fees at beachfront properties in the U.S. The fee includes 24-hour security, the maintenance and utilities of all common areas, landscaping, etc. Each residence is individually metered for utilities.

  6. Is the project eco-friendly?
    Yes, Marazul is in the process of becoming a LEED-registered project. The property features a state-of-the-art water treatment plant and has been designed with energy efficiency in mind. No wastewater will be dumped into the ocean or nearby estuary.

  7. Is there enough water for the project?
    Plenty. We are participating in AyA’s water plan that addresses the needs of the town of Potrero, and as a backup, we have our own registered well.

  8. What is the estimated occupancy of the rental program?
    Based on area comps, Costa Rican Chamber of Tourism statistics and the uniqueness of the Marazul resort, we expect to be a leader in rental occupancy. Beachfront condos are rare in Costa Rica, and as such, we anticipate that the rental demand for Marazul residences will be very strong.

  9. Will I be able to get a telephone line, cable and Internet access?
    Yes, modern communications and high-speed Internet access will allow you to remain as connected to your home or office as you want to be. Common areas within Marazul will have WiFi.

  10. Are there any furniture packages available?
    Yes, Marazul will offer several furniture packages. We are currently assembling three different choices with the help of several international designers. If you so desire, one of our decorators will work with you to design a custom package for your residence.

  11. Will there be onsite property management?
    Yes, Marazul’s onsite property management staff will look after both you and your investment. They will be responsible for consolidated marketing efforts, cleaning and guest services. Marazul will be operated as a hotel-condo focused on weekly rentals and will be marketed as a vacation and holiday destination.
